Buying property near schools in Phuket starts with an exact campus and a realistic daily route. Before you compare homes, establish where your child would attend, which entrance you would use and how the afternoon journey works. A property can look convenient on a map while leaving you with awkward crossings, a difficult turn or a second collection trip after activities.
Build the property shortlist around the journey your household would actually make. Keep admissions, transport and the home itself as separate decisions, with a clear answer for each.
Put the campus name on the shortlist
“Near HeadStart” needs a follow-up: which campus? The school's current transport page separates Chaofah City and Cherngtalay services. A property search using only the school name can therefore start with the wrong destination. HeadStart transportation information.
Confirm the campus and year group with the school before making school proximity a condition of your property choice. HeadStart's admissions page says placement depends on availability and the Heads of School's discretion. A nearby address should never be treated as a confirmed school place. HeadStart enrolment information.
Your comparison sheet only needs the practical details: campus, intended start term, usual arrival and collection arrangements, and anything still awaiting confirmation. Keep your child's personal documents within the school's admissions process.
Measure the whole journey
For each home, trace the route from the actual residential exit to the entrance the school tells you to use. A pin in the middle of a development is a poor starting point if you leave from another side.
Arrange a visit during a normal school day. Record the date, weather and direction of travel so that a useful observation does not become an unexplained “ten minutes” in your notes. Include the time needed to reach your car, leave the development, join the road, drop off and continue to your next destination.
Use this worksheet for each address. These are things to observe, not claims about a particular route.
| Part of the journey | What to check | What to write down |
|---|---|---|
| Leaving home | Residential exit, parking access and any turning restriction | Exact exit used and any delay |
| Walking option | Pavement continuity, crossings, shade and shelter | Sections you would need to inspect together |
| School arrival | Correct gate and the current drop-off arrangement | Instructions received from the school |
| Collection | Waiting location and the trip after activities | Normal collection and later collection separately |
| Returning home | Turns, crossings and the approach to the entrance | Whether the return route differs |
If walking is part of the appeal, inspect the route with the adult who would accompany the child. A short distance alone cannot establish whether that walk suits your family. Keep any unresolved crossing or access question visible when comparing homes.
Use The Gens as a family-living example
The Gens by Botanica is a Cherngtalay project to examine with this method. Its official project page describes family living space and children's play amenities. Those features give you useful questions to take into a viewing: where would bags go, where would homework happen, and how would your day continue after collection? The Gens official project page.
Put the residential entrance and your confirmed campus entrance on the same route comparison. This guide does not assign a travel time, verify a walking route or promise school transport to The Gens. Those answers depend on the exact home, entrance and arrangements you select.
Then look inside the apartment. A convenient journey still needs a workable home: enough storage by the entrance, a place to study and a sleeping arrangement that suits the household. Our condo floor-plan checklist helps you compare that part of the decision.
Ask about the bus before relying on it
HeadStart publishes separate campus timetables; the Cherngtalay section includes routes labelled Pasak–Layan and Kamala–Surin. Treat those area names as a starting point for an enquiry. They do not establish collection from a particular condominium or villa. Current school transport information.
Give the school transport team the exact address you are considering and ask about the meeting point, service for your child's year group, available space, days, collection arrangements and current cost. Check whether the return service fits the activities your child would attend, and who needs to be present on arrival home.
A bus option belongs in the comparison only once those details are confirmed. Until then, include the journey your household would make without it.
Keep a second workable option
Compare the school-focused home with another address that meets your space and everyday-life needs. Try both against the same routine: morning departure, afternoon collection, groceries, work and a day when your usual driver is unavailable.
For a home that is not yet ready to occupy, align the intended school start with the home's expected handover and your temporary accommodation plan. Treat the proposed handover date as something to confirm for the selected property, not proof that you can move in for the first day of term.
Send Invest Phuket your preferred campus, move-in window and a shortlist of homes. Our team can help organise the property side of the comparison and obtain the current quotation and payment terms for the home you choose. Keep school placement and transport confirmation with the school.
