Will You Actually Use That Phuket Condo Balcony?

Buyer GuideNovember 1, 2026

Test the chair, the shade and the view from your seat. A practical way to compare a Phuket condo balcony before choosing an apartment.

A breakfast table is a useful test for a Phuket condo balcony. Put the table and chairs on the plan, pull the chairs out, and leave a route back inside. Then ask whether you would want to sit there at breakfast time. Size, shade and privacy need to work together.

Start with the exact apartment you are considering. A photograph of a generous terrace elsewhere in the building cannot settle what fits outside your living room.

Give the balcony one main job

Choose what matters most: breakfast for two, a place to read, an occasional laptop session or room for plants. Each needs a different arrangement. If you want to eat outside, check the space with both chairs occupied. If you want to read, decide where your feet and a side table will go.

Add the less glamorous items before judging the result. Where will a drying rack stand? Is an air-conditioning unit shown outside? Does a column interrupt the space? Ask for the equipment positions and usable dimensions if the plan leaves them unclear.

The useful measurement is the space left for your activity. A long, shallow balcony and a shorter, deeper one may offer very different seating options. Test your own furniture dimensions rather than relying on the small table symbol in a drawing.

Look from the chair, as well as from the railing

The Grand Court image in our Biancana project guide shows balconies on building façades facing a landscaped court. It gives you a reason to investigate the relationship between outdoor seating, neighbouring homes and shared space. It does not establish the view or privacy of a particular apartment.

For a shortlist at The Title Biancana, match the selected home to its building position and the residence drawings. The same method works for another project: find the balcony on the floor plan, then identify what lies opposite and to either side.

Ask for a seated-eye-level view where the actual apartment can be inspected. A camera held above a railing answers a different question from sitting behind it. Look towards the next balcony, across the court and back into the living room. Record which sightlines feel comfortable to you; a beautiful outlook and personal privacy are separate preferences.

Check shade at the hour you intend to use it

“Which direction does it face?” is a starting question. Follow it with the position of the roof or balcony above, side walls and neighbouring buildings. Those details belong beside the orientation arrow when you compare homes.

For a completed apartment, arrange a viewing at your intended outdoor hour if possible. Sit where the chair would go and check glare, shade and the light reaching the room behind you. A visit in one season still leaves questions about other times of year.

For an off-plan home, request the orientation and elevation drawings and any available study of sunlight and shading for that position. Record what has been assessed and what remains unknown. The light chosen for a promotional image is not a record of the conditions you will experience.

Avoid choosing a direction from a generic promise that it is always cooler or better. Your preferred hours and the building's design make the question specific.

Follow water, equipment and the route indoors

At a viewing, inspect the doorway, threshold, balcony floor and drainage outlets without moving covers or equipment. Ask how the area is intended to drain and what cleaning or maintenance access is needed. Any concerns about waterproofing or drainage performance belong in a qualified inspection, not a guess from a photograph.

Check whether a sliding door, opening panel or insect screen conflicts with the furniture you want. Look for a sensible place to put wet shoes before stepping inside. If outside air-conditioning equipment is proposed, request its location and the clearance it needs; do not assume the space around it can become storage.

For the rest of the apartment, our condo floor-plan guide covers circulation and everyday activities. Here, keep the focus on the outdoor seat and its connection to the room.

Ask about additions before designing them

A screen, awning or tall planter might appear to solve a privacy or shade problem. First request the building's written rules and the approval process for the exact addition. Do the same for drying clothes, keeping outdoor furniture or using a barbecue. This is a list of questions, not a statement that those activities are permitted or prohibited at Biancana.

Ask who maintains balcony surfaces, drains and railings, and where that responsibility is recorded. Do not budget for enclosing or altering the space until the proposed work has been checked and any required approval is clear.

Make a choice you can explain

Leave each viewing or plan review with a short note: intended use, furniture that fits, likely exposure, privacy questions and unresolved rules. Give unknowns a named follow-up. That is more useful than marking every attractive balcony as a positive.

We can help assemble the dimensions, position drawings and written answers needed to compare your shortlist. Ask the team for current pricing and payment options for the home you choose.

FAQ

Is a larger condo balcony always more useful?

No. Compare its clear depth and shape with the furniture you want, then allow for doors, columns, equipment and a route indoors. A seating arrangement that works on the exact plan is more useful evidence than area alone.

Can I confirm balcony shade from a project image?

A promotional image does not establish shade at your preferred hour or throughout the year. For an existing apartment, inspect the actual position. For an off-plan home, request orientation and elevation drawings and any available sunlight and shading study.

Can I add a privacy screen or awning to a Phuket condo balcony?

Request the building rules and the approval process for the exact addition before planning the work. This guide does not confirm permission for any alteration at Biancana or another project.
