A Phuket condo facilities checklist should tell you whether you can use the spaces you care about, at the times you need them, on terms you understand. Start with who can enter, when each room opens and what is included in the fees.
HYTHE by Botanica is a useful example. Its published project information describes a lap pool and a clubhouse, with sauna and steam facilities, fitness, yoga and co-working spaces. That gives you specific things to ask about when comparing homes. The room names alone do not establish an operating timetable or your access rights. Source: Botanica's HYTHE project page.
Start with the facilities you will actually use
Pick the activities that already belong in your week. You might want to exercise before work, swim in the evening or take a laptop somewhere outside your apartment. Write the activity beside the facility, then add the condition that makes it useful.
| Your intended use | Detail to request |
|---|---|
| Exercise before work | Opening time and the planned equipment list |
| Swim in the evening | Pool hours and any restrictions on swimming sessions |
| Take a video call | Whether calls are permitted and whether a separate room can be booked |
| Use the sauna or steam room | Access rules, booking arrangements and any separate charge |
| Bring visiting family | Which facilities guests may use and whether registration is required |
These are questions for a viewing or written enquiry. They are not statements about HYTHE's operating rules. Keep the same questions when you compare another condominium so that a longer facilities list does not distract you from the things you need.
Who gets access?
Ask for the access rules to distinguish owners, residents, tenants and visitors. If family will stay while you are away, ask how they would be registered. If you expect to let the apartment, request the applicable tenant rules before treating shared facilities as part of the rental offer.
Be precise about the space. Permission to enter the clubhouse may not answer your question about a bookable room or a separately operated service. Ask for the relevant rule for each facility on your shortlist.
A useful written answer identifies the user, the facility and any conditions. “Residents have access” leaves too much unresolved if your real question is whether an adult guest can accompany you to the gym.
Will the hours and booking system fit your day?
Describe when you would use the space. “I exercise before leaving for work” gives the team a more useful enquiry than “Is there a gym?” Ask for the proposed opening hours, booking method and any limits on session length or group size.
For an off-plan purchase, some operating details may still be undecided. Record that clearly. You can still like the apartment, but a facility with unresolved hours should not be the reason you assume a particular routine will work.
Co-working deserves its own questions. A desk can be enough for reading and email; regular calls need a different setup. Ask about call policy, enclosed rooms, booking and internet provision. Do not assume that a labelled co-working area includes a private office.
Similarly, a yoga room does not tell you whether classes, instructors or equipment are included. Request the service details if those are part of what you want to buy into.
What is included in the charges?
Request the current written fee schedule and ask which facilities it covers. Keep recurring common charges separate from any membership, booking, class, treatment or guest fees that apply. Ask which amounts are fixed and which remain estimates.
For a facility you expect to use regularly, ask for a worked example based on your own intended use. Keep the assumptions beside the total. That makes it possible to compare two offers without mistaking a low headline charge for the complete cost.
This guide does not assign a fee to HYTHE or claim that any particular service costs extra. Its public facilities description is not an itemised access-and-charges schedule. Invest Phuket can request the current terms for the residence you are considering.
How will you get there from your apartment?
Botanica's published clubhouse plan places sauna and steam facilities at ground level, with fitness, yoga and co-working on the second floor. Use that arrangement to start tracing your route from the residence entrance. Source: the clubhouse floor descriptions.
Ask about the lift route, covered access, changing facilities and any steps along the way. If step-free access matters, request the relevant dimensions and access details; a general floor-plan label does not answer them.
The same exercise works in reverse. If you value quiet inside the home, locate the facilities, entrances and circulation routes relative to the apartment. A plan can identify questions about proximity; it cannot establish actual noise levels. Add those questions to the floor-plan checks for your shortlist.
Take a short list of open questions to the viewing
For each must-use facility, record the access rule, hours, booking terms, charges and route from the apartment. Mark each answer as confirmed in writing, proposed or still unanswered. Keep the source and date with your notes so that an early discussion does not become an assumed promise later.
Then decide which unanswered points could change your choice. A regular swimmer may need the pool arrangements settled; someone who rarely uses shared facilities may give more weight to the apartment itself.
