Before comparing a Phuket condo furniture package, ask for an itemised list for the apartment you are considering. A finished kitchen, a furnished living room and a home ready for your first night are three different things to check. Put each item into one of three columns: included, separately quoted or still unresolved.
That list is more useful than trying to work backwards from an attractive interior image. It lets you compare the homes on your shortlist and see what you would still need to arrange.
Start with the wording, then ask for the detail
On its official English project page, Sun Hills Layan says: “The unit price includes turnkey finishing.” That is a useful starting point for a conversation about the specification. The sentence alone does not identify every piece of furniture, appliance or household item. Source: Sun Hills Layan, Purchase Terms.
If you are considering Sun Hills Layan, ask our team for the current inclusions list for your chosen apartment. Use the same approach when another project describes a home as “fully furnished” or offers a separate furniture package: get the actual contents before comparing the offer.
The Sun Hills interior image above is a project illustration. Use it to discuss the design; do not treat the objects shown as an inventory of what comes with your apartment.
Separate the room into six groups
These are prompts for checking a specification, not a statement that the items are included at Sun Hills or any other development.
| Group | Examples to ask about | Detail worth recording |
|---|---|---|
| Finishes and fittings | Flooring, wall finish, bathroom fittings | Material, finish and specification reference |
| Built-in furniture | Kitchen cabinets, wardrobes, vanity | Which rooms, internal fittings and storage |
| Loose furniture | Sofa, bed, dining table and chairs | Quantity, dimensions and selected finish |
| Appliances | Fridge, hob, microwave, washing machine | Model, capacity and installation |
| Curtains and lighting | Blackout curtains, tracks, pendant lights | Which windows and light fittings are covered |
| Household essentials | Mattress, linen, cookware, crockery | Each item separately listed as included or excluded |
A line reading “bed” leaves a practical question: does it include the mattress, and in what size? “Curtains” deserves a similar follow-up: are they sheer curtains, blackout curtains or both? These are small questions that make the list usable.
Turn a brand name into something you can compare
For an appliance that matters to you, ask for the model number and capacity. If the model has not been selected, record that as unresolved and request the proposed specification when it is available. A brand name by itself does not tell you whether the appliance suits how you cook, wash or store food.
For furniture, ask about the dimensions and material as well as the appearance. If you intend to use the apartment for longer stays, choose a few priorities: a mattress you would want to sleep on, a sofa that feels comfortable and enough storage for what you actually bring.
Keep a reference image beside each selected finish. Ask how any proposed substitution would be documented and communicated before delivery. This is a question to resolve for your purchase, not a promise that a particular substitution or approval process applies.
Once you have dimensions, use our Phuket condo floor-plan checklist to check how the furniture would work in the room. The package list tells you what you receive; the plan helps you decide whether you want it.
Ask who gets the apartment ready
A contents list still leaves the work of getting everything into place. Ask for a written scope covering delivery, assembly, appliance connection, curtain fitting, packaging removal and cleaning. Mark any separate charge clearly in your private comparison.
Then establish the sequence. When will the items be delivered? Who checks them for damage or missing parts? Who records a problem, and whom do you contact to arrange a replacement? Request the applicable warranty information and clarify who handles furniture and appliance issues after delivery.
Before choosing an arrival date, confirm when the apartment and its agreed contents can be checked together. A promised delivery date is a planning input; it is not evidence that the home is ready to use.
Do a first-night check
Picture arriving with a suitcase. Can you sleep, shower, charge your phone and make breakfast using the confirmed contents? Write down whatever you would need to buy or arrange separately. Depending on the list, that could mean linen, towels, a kettle, hangers or internet activation. None of those examples should be assumed included.
If an item is important enough to change your choice of apartment, keep it visible in the comparison until you have a clear answer. A blank cell should stay unresolved rather than quietly becoming “included”.
Send Invest Phuket the project, apartment type and furniture list you are comparing. Our team can help obtain the current specification and a quotation for the apartment, including any separately offered package, so you can decide with the remaining costs and tasks in view.
