A Phuket property payment schedule needs more than a column of percentages. For each instalment, write down the amount, what makes it due, and how much you will have paid by then. A payment due after a fixed period and one tied to a construction stage can require the same sum at very different times.
Before comparing offers, turn each schedule into a dated worksheet. Leave unclear entries blank and ask for written clarification. Guessing a deadline makes an attractive payment plan look more comfortable than it may be.
Separate the booking, contract and balance
Keep the reservation payment on its own line, even when it will later be credited towards the purchase price. Then record the amount still payable at signing, any intermediate instalments and the final balance.
Sansiri's published purchasing walkthrough separates booking, signing the contract and paying the remaining balance. That article dates from 2018: it illustrates the sequence, rather than establishing today's terms for a particular home.
Ask how the reservation is credited. If it forms part of the payment at signing, your worksheet should show both the total required by that stage and the additional amount you must send. Otherwise, it is easy to count the same money twice. Get the reservation's cancellation and refund conditions checked before paying it.
Find the words that start the clock
These are illustrative phrases to look for, not payment terms offered by a named project:
| Wording in a schedule | What to clarify |
|---|---|
| A specified number of days after reservation | Which reservation event starts the period, and what exact date results? |
| A specified number of months after signing | Which contract date is used, and when must the funds arrive? |
| On completion of a named construction stage | What defines that stage, who confirms it, and what notice accompanies the payment request? |
| At transfer or handover | Which event triggers the balance, and how does it relate to inspection and receiving the keys? |
Underline the starting event. “After booking” and “after signing” should never be silently substituted for one another. Likewise, don't translate “within several months” into monthly instalments unless the written schedule actually divides the payment that way.
For a construction-linked payment, ask for the specific clause and supporting evidence. A progress photograph can help you understand the build, but it does not tell you what your contract requires. Our guide to reading Phuket construction updates explains why a progress percentage also needs a clearly defined scope.
Add a running total, then a separate list of costs
Next to each payment, add a “paid so far” column. This makes two schedules comparable: you can see how much money each requires before the same point in your calendar. A smaller first payment alone cannot answer that question.
Keep costs outside the purchase price in a separate list. Ask whether common-area fees, a sinking-fund contribution, transfer-related charges, furniture or optional work apply to your chosen home. For every applicable item, request the amount or calculation basis, who pays it and when. Don't assume it is included because it is absent from the payment graphic.
Also confirm how the final balance, inspection and any outstanding work fit together. If two documents use different language, send both to your lawyer for clarification before relying on either. This worksheet helps organise the questions; it does not replace a review of the contract.
Compare the same home on the same paperwork
Put the project, unit reference, currency and quotation version at the top of your private worksheet. Check that the reservation form, quotation and contract schedule refer to the same home and agree on the payment triggers. Keep the written clarification with them if an ambiguity is resolved.

When you compare Phuket condos, ask Invest Phuket for the current quotation and payment schedule for the homes on your shortlist. We can help put the amounts and dates side by side. Bring any questions about contractual obligations, cancellation or refunds to your lawyer before committing.
